Condominium Management

Our approach to community management is to provide substantial and comprehensive management support to Board leadership in order for the Board to accomplish its objectives. We assist Boards in two general ways: 1.) We provide professional analysis and advice on community problems and challenges. 2.) We efficiently execute the Board's action plans.

We assist Boards to successfully govern their communities by

  • Proposing clear detailed budgets and capital reserve plans,
  • Establishing responsive maintenance,
  • Recommending enforceable rules and
  • Installing accounting controls that improve the integrity and quality of financial reporting.

We have a 35 year history of providing high-quality property management services dedicated solely to Connecticut community associations.  Each year we have built value-added benefits for community associations that we serve.  We have accomplished this by listening to our client communities and investing in the tools and resources that help make a difference.  We believe our staff and management services can provide a number of value-added benefits to your community.  The Imagineers difference includes:

Free Community Web-Site Portal.  We provide each client with a community free web-site portal as part of our basic management services.  The community web portal provides all homeowners with the ability to login and directly access, in real time, their account balance history, rules infraction history and status of work orders.  It also includes an on-line payment option for Common Fees. It also provides many features and tools that can help Boards to more conveniently meet their responsibilities and homeowners to be better informed.

Cost-Savings Opportunities.  Communities are being challenged by the financial conditions of this economic downturn.  We offer extensive experience and resources to help Boards take prudent action to help control costs.  We leverage our size, experience and extensive vendor relationships to contain and, in many cases, reduce your association's expenses.  We have had success in reducing insurance premiums and minimizing losses.

Effective Management Information Systems.  We deliver a strong "tool box" of management information systems to help Boards manage their communities.  Our accounting system provides monthly financial reports that are easy to understand, comprehensive and concise.  Our collection procedures prompt payment before legal action is necessary and the homeowner incurs any costs.  Our service request reporting system allows you to track work in your community by the type of work, unit and period of time.  Our attention to detail runs the gamut from people, pets and parking to cash-flow management, investment strategies and long-term capital plans.

Convenience in Service Delivery Request.  We provide your community with a dedicated phone number that feeds directly to your management team.  We provide quick and easy access to resale certificate and governing documents (i.e. the declaration, bylaws, rules and regulations of your association).  Through our website resale certificates and governing documents are accessible directly online for lenders, mortgage bankers, title/escrow companies, real estate agents and homeowners in need of information for your community.  This delivery system provides reliable, around-the-clock online access to all governing documents and other data.  We also provide direct online access for maintenance service and accounting inquiries.

Valuable Board Guidance. We are proactively committed as a company to find ways to help Board's do their job better.  We know that if we help Boards in their role by providing educational or informational content or key guidance then they are more likely to stay a loyal client.  This includes efforts to build added value to our website and board newsletter by continuing to add information that is relevant and helpful.  We have a board training seminar series that we offer to our community clients free of charge.  Some of what we provided in past years include:  1.) How to better understand and monitor financial statements; 2.) How to best utilize your community web portal as beneficial tool for your board and community; 3.) Navigating Changes to Common Interest Ownership Act (COIA); 4.) Roberts Rules 101 for Running an Effective Board / Annual meetings; 5.) The ABC of Community Associations and: 6.) How to be the Best Board Ever.

During the last 35 years, Imagineers has grown to serve 214 community associations, employ 23 experienced property managers supported by 100 administrative, accounting and maintenance staff members and operate from 2 conveniently located offices in Hartford and Seymour.  We have provided our condominium managers with well-rounded technical and administrative support, hands-on supervision and management tools to provide value added quality service.

We have continually invested in technology and products so that we can offer the best management services available to common interest communities.  We feel our organizational depth, versatility and experience set us apart from other management organizations.  Our references have been, and continue to be, our greatest marketing resource.
